ADDITIONAL INFORMATION FOR 655 TIMBERLINE RD, LEWISTOWN, MT
Construction began in 2012 and was completed in the spring of 2013
Crawl space was dug with footings of 18", then 4' walls were poured. This concrete is reinforced steel and meets the state code. This leaves a head room in crawl space of approximately 5'. The dirt floor is mostly clay and is covered with plastic. This area has a frost level approximately 4' below ground level. The manufactured I-Joists were installed, the floor also is manufactured (glued) ¾ tongue and groove. Walls are 2x6 on 16" center studs with manufactured roof trusses on 2' centers. This is covered with ½ manufactured blue wafer board, coated with standard roof barrier followed with asphalt shingles. This is all to code.
Plumbing & Heating -
a) Heating system consists of natural gas hot water base board. The mechanical room is in the garage and houses the boiler and water maker.
There are several heating zones and thermostats - 1. Living room, guest bath and half bath. 2. Bedrooms on north of home. 3. Master bedroom. 4. Master bathroom. 5. Upstairs room
b) Domestic hot water is provided by a hot water tank and is connected to the hot water boiler.
c) Utility room is plumbed for a laundry sink behind the cabinets.
d) All drain & pressure lines are per code and installed by a licensed contractor.
Water-
This property has 3 water rights and they have been confirmed this year in February 2025.
The home's water supply comes from a spring and is gravity fed, then pumped to provide adequate pressure. This pump is in the crawl space.
How the system works - water is piped from the spring that is on the property into the old house which is abandoned. The water is then split. Bulk of the water goes to an outside stock tank and flows 100% of the time with overflow going into the creek. When called for the water flows to the home for domestic use. The plan is to tear down the old house but must retain the water system as this keeps the water from freezing.
Draw back - sometimes the heavy rainfall brings mud into the spring and makes it not fit to drink but the system corrects itself in a few days.
There is a heat tape in the old house to prevent freezing.
The water is hard so we installed a water softener to help preserve appliances etc. The cold water is not connected to the water softener because we like the taste of the water not softened.
Insulation -
1) Main living quarters - all walls are 6" with 1-1/2" spray in foam and balance of space filled with blow-in insulations. Ceiling is blow in - approximately 2" above outside walls to 30" in center.
2) Bonus room upstairs - walls are same as 1, ceiling is 90% blown-in and balance is 6" bat.
3) Garage - walls are same as 1&2, ceiling and floor to upstairs in blown-in 16"
4) Floor - not insulated.
Windows - doors
All windows are Anderson windows, double patio door is Anderson. All interior doors are solid wood and 36" wide.
Garage floor and house are equal, therefor,e no step between garage & house.
We had natural gas trenched to this property approximately ¼ mile.
